GRANITE SPRING SOCIAL COMMITTEE
Reopening activities in 2021
The Social Committee is excited to welcome everyone back with some special fun events this summer. Patio and Condo owners, (Rec. Fund supporters.)
We will be having pop-up events through-out the summer, so check the website granitespring.org for other new weekend events.  Below are a couple already planned, so mark your calendar.
We will be having Kona Ice visit the pool on Sunday, July 18h, they will give out 9 ounce konas to all residents in attendance.  No need to RSVP, just show up anytime between 1:00 and 2:00 and check in at the registration desk outside of the pool area and get a ticket for a free kona ice.  All patio and condo homeowners are invited. Rain cancels event and it will be rescheduled at a later time.
Our annual pool party has changed a bit to ensure the health and safety of our residents.  We will be having a box meal of pulled pork, macaroni and cheese, slaw, and dessert on Saturday, July 24 from 5:00 to 6:30.  We will have boxes available for resident to pick up and take into the pool area or home according to their wishes.  There is no charge for these meals.  We will have music around the pool with additional tables set up for dining.  We will have a small number of seats available in the clubroom for anyone wishing to eat indoors.  Residents are asked to bring their own drink of choice as we will not be serving any beverages.  Reservations are required to Nancy Wefer via email, nwefer5953@gmail.com by July 10th.  Upon receiving your reservation, she will email you back with an acceptance of your reservation.  If you do not hear from her within 24 hours, please resend your request. Rain will not cancel the box meal as residents will be able to pick up the meal and take it home.  But rain will cancel the poolside music.
We look forward to seeing everyone, and hope that in the near future we will be able to hold our other annual events like, Monte Carlo, Happy Hour, Cookie Exchange, and many other activities for our residents and friends.

CURRENT AND RECENT HOA AND CITY NEWS
 
For all G.S. Patio and G.S. Condo owners,  Fund B, Recreation Fund supporters
--- The pool will be opened for Memorial Day weekend.  Some surfacing repairs are being made and all pool chairs and tables will be used this year.

For All G.S. Residents, Master fund supporters.
--The Waterfall at Sandstone and Granite Spring Drive will be completely functional soon as the new pump arrives.   The feature light will be addressed and plantings added when other areas are planted.

ALL COLD SPRING RESIDENTS
No Right Turn on Red  from Matinee Dr. and US 27 traffic light. 
There is NO RIGHT TURN ON RED PERMITTED HERE.      
The state has installed that sign, not the city.
 In the last week or so there have been two accidents there caused by illegal right turns.   Please note the sign and obey it for your safety and all traffic in the area.

NEW CONSTRUCTION AND COLD SPRING CHANGES
At our city building   To be completed by Jan-Feb 2022
Please note, all financial figures listed here are best estimates by the city,
New police station, A Two and half story community building with meeting space
and a gym. A walking path, A music amphitheatre.
All this being done at no tax increase,
savings from recent controlled spending budgets  paid it.

City park and lake – between Matinee Dr. and Buning Ln.
A new gazebo was added recently, city workers did much of the set up
and by using Amish craftsmen from Maysville area,
this project was finished with a cost savings of over $20,000.
Some lake features and some to come were/will
be financed by a recent citizen donation
One concrete pad at the end of the parking area, with two nice
picnic tables was installed and three more will be installed
in the area abutting Matinee Dr. 
Other improvements are planned yet.
 
A port-a-john was installed near the new gazebo and
following the Covid cautions expiration, plans are
for a nice rest room building when budgeting allows.
Additional sidewalk is to be installed near the parking lot about October.
 
The state will restock the lake In June-July, with an abundant amount of healthy  fish,
Over $150,000 has been saved so far on work for this lake area

DAV Property.  The mayor went to “settlement” for this property
and now Cold Spring owns it
It will be developed by selling it to a medical organization and will bring
in about $600,000 a year to the city from the payroll tax from a large number
of high salaries and property tax.  This compares to about only $90,000
we receive now since the DAV pays no property tax.
We are aware the Campbell County schools wanted/wants this property,
they contend they can save the taxpayers lots of money because
they can use the current building.  This has proven wrong. 
There is a gas line under the building which prohibits that use
and there is lots of asbestos to be removed.  They may still fight in court
for eminent domain rights, but the city’s opinion is that we will win.
The positive aspect of t he school board losing an acquisition of the DAV
is that current plans of the city to sell would actually achieve
about $245,000 in school tax from the new owners for the schools.

OTHER CITY SITE DEVELOPMENTS
Wings and Rings restaurant  US 27 and Matinee Dr.,  the large lot next
to the Chiropractor will be developed into Wings and Rings.  The state will
not allow another curb cut from US 27 so entrance and exit will be from
Matinee Dr., across from the Panera entrance.  The mayor will insist
on privacy fencing between this property and our lake parking lot area,
possibly even requiring some current trees to be a part of that barrier.
 
The old entrance from US 27 to the Silver Woods apartments
and the G.S. condos, is part of this property, the owners have let our city
graciously use it for dirt storage recently.  One flaw in this purchase is that
there is a curb cut from US 27 to the closed former Matinee Dr.
and there may be an argument to include
that as useable for the new restaurant.  Wait and see on that. 
The monument sign for the apartments at that spot will be removed.
 
McDonalds is building a restaurant on the old Burger King site
next to Wendy’s in front of Furniture Fair.  They have owned that site
since the old owners left.  The mayor has insisted that no large
McDonald Arches be constructed on the site,
limiting it to a much smaller sign.
 
Starbucks Will open a store next to the Heritage Bank
across form Frischs on US 27
 
IHOP  Plans to be open about June 1,
it is on Crossroads Blvd, behind O’Charleys
 
Dental Surgical Offices  Are under construction next to the
Auto Body Repair Shop across from the Baptist church on US 27. 
There are plans for additional Dental and/or Medical offices
on the remaining lots on that site.

LARGE TRASH ITEMS

For single family homes and patio homes, as a reminder, if you have a large item that you want Rumpke to pick up from your home, call them at least 24 hours in advance at 859-472-7339.  For Condo owners, please do not place these large items at the dumpsters,  call someone to pick them up or take them yourselves to an agency

CITY OF COLD SPRING

As some of you may know, we do have a 'No Knock List' that you can request to be added to. If you wish to do so, you can find the form on our website www.coldspringky.gov under the forms tab, you can also call the office or stop in. Solicitors are required to purchase a permit from the City Building, and they are provided the ‘No Knock List’. They are required to show ID and give their license plate number. That information is then given to the Police Department so they can run background checks. Always ask to see their permit, if they do not have a permit, you should call Campbell County Dispatch at 859-292-3622.

COLD SPRING WEBSITE AND OTHER CITY POLICY NOTES

When walking your dog in our community, remember that it should be leashed.  Also, it is important to remember to immediately clean up after your pet. Take along a baggie with you to pick up waste with and then dispose of it properly.

Temporary signs will not be allowed unless a permit is issued from the City Building. Signs attached to lamp posts, telephone poles etc. or in or upon any portion of a public sidewalk, street, or right-of-way are prohibited.                       

Real Estate signs are allowed without a permit, but only on the property being sold. Any signs placed in the city right-of-way are illegal and will be removed!

  Cascades at Granite Spring Lake
The lake and gazebo located behind the condo buildings on Slate View and Marble Way are for the use of homeowners in the Cascades at Granite Spring (condo and patio homes) ONLY!  That is because these two areas pay a yearly fee for this area.All guests to the lake/gazebo must be accompanied by a Cascades homeowner at all times.  Please do not invite a guest to the lake/gazebo if you do not intend to accompany them for the duration of the time they are at the lake/gazebo.  The lake and the property surrounding are private property and any unauthorized person or anyone not accompanied by a Cascades homeowner is trespassing.

Cold Spring Park Info

Sunshine Park is located in the Granite Springs subdivision.
It has a picnic shelter, playground equipment, and basketball hoop and backboard

Municipal and Friendship parks can be reserved on weekends for a small fee. 
To do so, contact the city office at 441-9604.
